Wyld Oaks® Goes Vertical: Construction Underway in Northwest Orlando
EmitenTrust.com Exchange at Wyld Oaks, developed by Dewfall Hathaway and backed by renowned institutional investor Carlyle Realty Partners X, brings 325 new residences to the 215-acre mixed-use destination
APOPKA, Fla., Oct. 15, 2026 /PRNewswire/ -- Vertical construction is officially underway at Wyld Oaks, the 215-acre mixed-use destination at the SR 429 Beltway and W. Kelly Park Road. A new 325-resident multifamily community, Exchange at Wyld Oaks, is rising. Hathaway Development affiliate Dewfall Hathaway, the Atlanta-based multifamily specialist with more than 30 years of experience and more than 20,000 units delivered across the Southeast, is developing Wyld Oaks' first signature multifamily community at the project, with institutional equity financial backing from Carlyle Realty Partners X, a renowned institutional real estate investor. This is the project's first multifamily co-creator to go vertical, bringing the first new rooftops inside the eagerly anticipated live + shop + heal + work + stay destination.
"Carlyle's institutional backing of this exciting new community is a market signal," said Joseph Beninati, founder and visionary behind Wyld Oaks. "Carlyle is a value-driven, institutional-quality real estate investment company with decades of experience identifying high-upside real estate opportunities. Carlyle's decision to invest in Exchange reinforces Wyld Oaks' position as one of Central Florida's most compelling platforms for sophisticated investors, developers and category-leading co-creators."
The project marks a defining moment for Wyld Oaks. For drivers on the 429 Beltway and W. Kelly Park Road, this milestone is becoming more visible every day as site development goes vertical.
From Groundwork to Rooftops
The current residential construction builds upon major infrastructure already completed across the site, including main roads, sidewalks, landscaping, street lights, hardscaping, core utilities, and the underground conduit for WyldTech, the fiber connectivity network serving all of Wyld Oaks. WyldTech will offer internet on day one of move-in, with speeds of up to 5 Gbps, upgradeable to 10 Gbps.
"Welcoming Exchange at Wyld Oaks is an important moment for us because it validates the fundamentals we have been building toward from the start," continued Beninati. "A company with Carlyle's real estate lens looks at access, infrastructure, demographics, rooftops, execution, and long-term value. Their decision to co-create with us is a clear signal to the market: Wyld Oaks is no longer simply a vision for what Northwest Orlando could become. It is taking shape now, and you can see the vertical construction from the 429 Beltway, with many more exciting construction starts on the horizon."
New Homes for a Growing Community
Exchange at Wyld Oaks will introduce a discerning resident base into a walkable, amenitized environment planned around healthcare, connectivity, dining, retail, parks, recreation, entertainment, and daily services — all within a setting that celebrates the natural beauty and outdoor character of northwest Orange County.
The new residences are adjacent to the major park space, Yonder, and within walking distance of the future Town Center, which will feature shopping, dining, everyday services, and professional medical offices. Floor plans include one-bedroom, one-bathroom apartments averaging 741 square feet; two-bedroom, two-bathroom units averaging 1,081 square feet; and three-bedroom, two-bathroom units averaging 1,307 square feet.
The homes arrive as the area around Wyld Oaks grows quickly. More than 2,200 new homes are under construction within two miles of the site. Within five miles, more than 13,000 residential rooftops are planned or underway.
Road improvements are also coming. W. Kelly Park Road is slated to undergo an expansion and enhancements that include adding a four-lane roadway, landscaped median, and wider sidewalks.
An Open Invitation to Future Co-Creators
With rooftops now rising, Wyld Oaks is inviting the next wave of co-creators to join Dewfall Hathaway, AdventHealth, and Wyld Market. Opportunities include:
- Wyld Oaks is fully entitled and offers thousands of feet of frontage along the 429 Beltway and Kelly Park Road.
- More than 300,000 square feet of planned retail, including ground-floor retail and available outparcels
- Hotel sites for hospitality brands serving the growing visitor economy
- Additional multifamily, dining, entertainment, wellness, and service uses
"Rooftops bring customers, patients, guests, and diners," Beninati added. "Apopka's growth has created a retail opportunity gap of nearly $300 million in this trade area. Wyld Oaks is designed to bridge that gap, and the partners who join us now will help shape what this community becomes for decades."
